What is a Leaseholder Deed of Certificate?
A Leaseholder Deed of Certificate is a formal, legally binding document introduced under the Building Safety Act 2022. It enables leaseholders to confirm whether their lease qualifies for certain financial protections; especially against remediation costs related to building safety issues.
The certificate is designed to give the landlord (or freeholder) up-to-date and accurate information about the lease and any obligations under it.
When is it Needed?
You may be required to complete a Leaseholder Deed of Certificate in situations such as:
Selling your property – to confirm compliance with lease conditions.
Remortgaging – to satisfy the requirements of lenders.
At the request of the landlord – for management or compliance purposes.
